New Business

1. DRC Application No. 16.21: 201 Washington Street (Trinity Repertory Company) – Public Hearing – The subject of the hearing will be an application by Trinity Repertory Company, requesting a waiver from Zoning Ordinance Section 1607(K), Wall Signs, which limits the square footage of wall signs in the D?1 Zone. The applicant is proposing to install a painted wall sign on the north elevation of the building, which exceeds the maximum size allowed.

2. DRC Application No. 16.24: 225 Weybosset Street (Commercial Building) – Proposal by HM Ventures 8 LLC, to replace existing storefronts and doors, and to remove existing fire escapes.

3. DRC Application No. 16.22: 169 Canal Street (parking lot) – Public Hearing – The subject of the hearing will be an application by MSI Holdings LLC, requesting a development incentive in the form of a height bonus, and waivers from Development and Design Standards of the Zoning Ordinance for a new 11?story mixed?use building to be constructed on the site. The waivers requested are from Sections 606.A.4 (Recess Line Requirement); 606.E.1 (Building Facades/Ground Floor Transparency); and 606.E.3 (Building Facades/Upper Level Transparency).

  • Any more information on what is going in at 225 Weybosset? That is such a critical building to PPAC Square and nothing meaningful has tried to go in there, which is unfortunate.

    Who is the landlord?

  • ASH NYC. They recently completed work on a building on Custom House Street and were part of the team that redeveloped The Dean Hotel.

    ASH NYC acquired 225 Weybosset Street in early 2016. The property is located in the heart of Downtown Providence, on the city’s oldest thoroughfare which stands today as the central artery to Providence’s cultural and economic anchors. The site is comprised of two connected early twentieth-century buildings, which will be sensitively restored in a residential and commercial mixed-use project that is slated to reach completion in 2017.

  • Nice, hopefully the ground level is actual retail shops and boutiques, which we definately lack in downtown.
